Construction, Remodeling & ADUs in Rancho Santa Fe

Estate-scale remodels and builds, done to Covenant standards.

Rancho Santa Fe is estate country — large lots, custom homes, and, within the Covenant, one of the region's strictest architectural review processes through the R.S.F. Association. Projects here are larger, more custom, and more design-sensitive than almost anywhere in the county.

Because Rancho Santa Fe is largely unincorporated, permitting runs through the County of San Diego, often alongside Association review — and septic, wells, and grading are common. We handle the engineering for all of it in-house.

Local know-how

What actually shapes a project here — and how we plan for it.

Building in the Covenant

Within the Covenant, the R.S.F. Association's Art Jury reviews design before the County ever sees the plans, and its standards are exacting. We design with those guidelines in mind so a project clears review rather than bouncing back.

Large, often rural estate lots also bring grading, drainage, soils, septic, and well considerations that most in-town projects don't. Our in-house civil and structural engineering handles those alongside the architecture, so an estate project stays coordinated end to end.

Rancho Santa Fe questions

Do you work within the Rancho Santa Fe Covenant?
Yes — projects in the Covenant go through the R.S.F. Association's design review before County permitting. We design to those standards and prepare the documentation the review requires, so the project moves instead of stalling.
Who handles permits in Rancho Santa Fe?
Most of Rancho Santa Fe is unincorporated, so building permits run through the County of San Diego — often alongside Association review within the Covenant. We manage both, with the engineering in-house.
